In the house are three light and airy double bedrooms from £87 to £147 per night, including Breakfast. Two bedrooms are on the ground floor- with a separate entrance and all bedrooms have wonderful views of the gardens. All rooms are en suite with comfortable beds, TV, books, pretty cushions and original art add to the mix. An additional single bed or two can be placed in each room on request at £25 per extra bed. We have a newly converted barn unit which can be either self catering or bed and breakfast. The atmosphere is congenial and there’s lots of local information available to help you make the most of your visit. Alternatively just ask for suggestions. Delicious food- The Kent breakfast way
With so much delicious food grown and produced right on our door step we figure we should make the best of it. Not only does it help us to reduce our food miles but it also helps to support local growers and producers- which we feel is really important. When you order breakfast you can know with confidence where the food on your plate comes from. We have fresh free range eggs brought from Iffin Meadows egg farm- which is right next door. Fresh Bacon and sausages from our local Wicheap Butchers. Mushroom, tomatoes and bread from the local farmshop. All our freshly ground coffee comes from the Wigham coffee company and our tea’s come from the Kent and Sussex tea and coffee company. As well as hot beverages we also serve Moor organic Apple juice which is produced from apples that are organically produced right here in kent. Breakfast is served in the dining room round a large table- we think its lovely for guests to interact but in the summer breakfast can also be served out on the lawn.
In the evening you could stroll around the grounds if the weather is nice or snuggle up in your bed and play board games or cards. Breakfast is usually served between 7am and 9.30am. If an earlier start is required we do charge an extra £10, alternatively we can do a packed breakfast to take away the night before.

Canterbury and the surrounding villages have excellent restaurants and great pubs serving good food but if you prefer…a home cooked with local produce two-course evening meal, (either a starter and main or main and dessert) including coffee, this is available on request when booking for £21.70 per adult and £10.00 for a child’s portion.

Iffin Farmhouse will inspire artists, writers and musicians and anyone needing space to reflect. It is an excellent base to explore the surrounding countryside and nearby coast, yet close to the city of Canterbury.
As a family ourselves we welcome children of any age. The nightly cost of a family room varies from £102 – £207, including breakfast, depending on room, number of children and seasonal variations. We have a cot and high chair if needed for which we make a charge of £5 per night. For a child requiring a bed and breakfast will be an extra cost of £20 per night. Adults over 16 requiring an extra bed and breakfast is £25 per night All are ensuite with one offering a shower, another a spa bath and one with both a shower and bath. We also have disabled facilities in our new barn conversion and a small shower room in the Orchard Pickers Cottage. For families with more than two children or parents wishing to sleep in a separate room we do have two adjacent rooms (please enquire regarding rates). In the unfortunate situation of damage or breakage, depending upon the extent, we will charge. Local information/activities for children please ask.
We have now opened up our sitting room for guests to enjoy. Indulge in a drink before or after supper of just come over for a relaxing place to unwind and have a little something from our honesty bar.
Laundry service is available at £5 per load, washed and air dried. £8.50 per load washed and tumble dried.
A deposit of £25 is required to guarantee a reservation. Fourteen day notice of cancellation is required for refund minus £5 administration fee per room. If cancellation occurs within 14 days of arrival the deposit will not be refunded. If cancellation occurs within 48 hours of day of booking then the full amount of the first night stay can be taken.
How to pay your deposit & balance
We are happy to accept Debit Card, Visa, Mastercard or electronic transfer of funds for payment of the deposit and the balance. Where possible we prefer payment by debit card. We do take American Express but regret we have to charge an additional 10% of the total cost for administration purposes. We reserve the right to pre-authorise any payment on booking
Check In and Departure Times
Check in is either before 12 noon or after 4pm and we ask that guests vacate their rooms by 10.30 on day of departure. If you will be arriving before 12am the room may not be completely ready, although you are more than welcome to drop off luggage and collect a key. As Iffin Farmhouse is a home, and not a hotel with a 24/7 receptionist, if you intend arriving after 10pm please let us know so that we can make the necessary arrangements.
